How to Read a Vancouver Home Inspection Report and Prioritize Repairs

A home inspection is one of the most crucial aspects of buying or selling a home and one of the most important parts of that inspection is the inspection report that is produced once the home inspection is complete. This document contains written and visual details about the condition of the home as discovered by the inspector and will have recommendations for how to best deal with any issues that have been discovered. In today’s blog we will be going over how to read a Vancouver Home Inspection Report and how to prioritize repairs once you have the information.

Reading the Report

The best place to start when reading your Vancouver Home Inspection Report is to look at the summary, this section of the report will contain a concise overview of the inspection and critical details that need to be addressed. Armed with the overview you will be able to dive into the sections of the report that detail the homes individual systems.

The major sections of the report should have sections that cover the home’s structure, plumbing, electrical system, HVAC system, interior, attic, and a section on specific safety concerns. These individual sections will contain detailed breakdowns of the various components that have been inspected and should contain severity indicators for issues that have been discovered, visual documentation like photos and recommendations for repairs, maintenance or the need for an inspection by a specialist. Home inspection reports will often be color coded with areas that require special attention being colored red or orange. You should also be sure to take notes while reading the report as these will make it easier to reach out to your home inspector if you have any questions about the report.

How to Prioritize Repairs

As previously mentioned, a Vancouver home inspection report should detail what areas require immediate attention and contain recommendations about repairs and maintenance that need to be performed. Outside of issues that have been specifically highlighted by your home inspector, when prioritizing repairs, you should first focus on the major systems of the home. These include the structure and foundation of the home, the roof, the HVAC System, the plumbing and the electrical system. These are the parts of the home that are the most necessary repairs to maintain habitability and can be a major concern when buying or selling a home. After you have delt with the major issues, you can then focus on other repairs that improve the homes’ curb appeal and improve livability.
