The Importance of a Foundation Inspection When Buying a Home

In today’s blog article, we would like to talk about inspecting a building’s foundation, and why that is an important part of a home inspection. Your whole house rests on the foundation, so everything in the house depends on the integrity of the foundation. Foundation issues can point to or lead to other problems in or around a building. 

The Foundation Itself

Signs of a foundation that is less than perfect, such as crumbling or cracking can indicate serious problems. Foundation repairs can be costly, depending on what the problem is. In addition, a foundation that is no longer level puts stress on other parts of the upper structure of a house. 

The Foundation and Water 

A foundation showing signs of deterioration can mean that water may be coming into the house or have the potential to come into the house. Your inspector will also check for signs that water is coming into the house where it should not be and, specifically, look at the foundation near that area. 

Outside the Foundation 

Your inspector will also look to see that water is draining away from the foundation. Any boggy areas around the house could impact the foundation. Also, water that is not draining away could indicate a problem with the overall drainage around the house. 

For all of these reasons, a thorough inspection of the foundation is critical within a complete home inspection. Sometimes even problems in the house such as doors that do not close or windows that do not open are due to foundation problems.
