What Do Vancouver Home Inspectors Check When They Examine Electrical Systems

Home inspections are important whether you are buying or selling a home in Vancouver. Inspections help owners or potential owners assess the value and condition of the property before it changes hands. One of the many aspects of a home that Inspectors look at and which is extremely important to know the condition of are the electrical systems of a home. This portion of the inspection will ensure that all of the homes wiring is up to date and able to properly deliver power to the home. In today’s blog we will be looking at what Vancouver home inspectors check when they examine electrical systems.

During the course of their home inspection a home inspector will look at the electrical panels, circuit breakers, outlets, switches and the overall wiring of the home. They will check that the home is compliant with all current Vancouver electrical codes. They will inspect any visible wiring for evidence of damage or whether or not the wiring is outdated. They will check the circuit breaker panel for functionality and the ability to handle the electrical needs of the home. Panels that have been overloaded carry an increased risk of causing electrical fires. It is important to note that the electrical system inspection conducted by a home inspector is primarily visual and will not involve any sort of invasive investigation. This means that they will not do anything that might require repair when they are finished. They also will not inspect items like remote control devices, alarm systems, telecommunications equipment, low voltage wiring or ancillary wiring.
