What Is Typically Involved With the Inspection of Vancouver Home-Heating Systems

Vancouver is known for its cold and wet winters, which is why one of the most important components of a home is its Heating, Ventilation and Air Conditioning system. As the HVAC system is such an important component of a home it shouldn’t come as a surprise that it is also one of the most important elements of a home inspection. In today’s blog we will be looking at what is typically involved in the inspection of HVAC systems in Vancouver.

Like other aspects of a home inspection, the inspection of a home’s HVAC System is primarily visual rather than being an in-depth technical inspection like the kind that might be performed by an HVAC Systems professional. Regardless, many important components will still be checked to ensure the system operates properly.

The Home Inspector will check the condition and age of the home furnace, checking for notable signs of wear and tear, indications of poor maintenance and the condition of the furnace filters. They will also check other elements of the HVAC System to ensure that they are operating safely and efficiently. They will check things like the condition of the home’s ducts, the condition of air conditioner units, the condition of vents, whether air temperature is being maintained in the home and the condition of the home’s gas meter, should it have one.

If the system is not running when the inspection is being performed the home inspector will turn it on to ensure that everything starts properly and that the thermostat controls are working properly. The home inspector will also provide a report on the location of the furnace within the home and ensure that proper building codes have been followed during its installation, checking that enough space has been allocated for the furnace and that it is located in a proper place within the home. They will then provide all of these details to the individual that commissioned the inspection so they can be aware of any issues with the HVAC System.
