Preparing for a Home Inspection in Vancouver

In Vancouver’s competitive real estate market, a home inspection is an important component of buying and selling a home. Clean your home

The simplest and most obvious step a homeowner can take when preparing for a home inspection is to make sure that their home is clean before the inspection takes place. A Messy house may create a negative impression on the Inspector and it can show a lack of care in home maintenance, which can negatively impact the inspection. You should pay special attention to areas where utilities can be accessed such as under sink cabinets and furnace rooms. You should also make sure that you have emptied any appliances in your home before the inspection. You should also make sure you trim any exterior vegetation that comes close to the house as this will make it easier to inspect the home’s exterior.

Ensure full access

The inspector should have full access to the property, leave everything unlocked and make sure that the necessary keys or remotes are in obvious places or left with your real estate agent. You should also make sure that the inspector can easily access all areas of the property, this includes places like garages, crawl spaces, attics and closets. This can also include making sure that any pets are kept out of the home or crated during the inspection, as they can impact the inspectors ability to survey the property and may interfere with the inspection.

Perform maintenance tasks

If you’ve been putting off any maintenance tasks like changing burnt out lightbulbs, changing furnace filters or touching up any paint you should make sure to accomplish these tasks before an inspection is performed. This will create a better first impression and in the case of lightbulbs and furnaces ensure that when they are tested by the inspector they are identified as working properly. It is also a good idea to perform any repairs you may have been putting off as these will show the inspector that you care about maintaining your home.
