When you are about to take possession of a new home it is often a good idea to get an inspection performed so you know that the home is ready to go, but did you know that there is another inspection that you should have carried out on your new home after you take possession? An End of Warranty home inspection is an inspection performed shortly before the builders’ warranty on your home is set to expire. Why should you have an end of warranty inspection performed?
The end of warranty inspection can detect errors in construction, electrical or plumbing before the warranty expires, saving you money and granting you peace of mind for the future. The inspection should cover interior and exterior walls, doors and windows, roofing and attic, basement and crawlspace, hvacs, electrical systems, plumbing and lastly the chimney and fireplace if present. Building a whole home is a complicated process so mistakes aren’t out the question so it’s not unusual for defects to be found and you will want to know about these before your warranty expires so you can inform the developer and have them addressed.
When should I have an end of warranty inspection performed?
The new home warranty in Vancouver is often called the 2-5-10 warranty and provides varying levels of coverage over periods of 2 years, 5 years and 10 years. The warranty provides 24 months of coverage on materials and labor with some exceptions, 5 years for the building envelope and 10 years for the building structure. The warranty is further broken down with coverage on general labor and materials being 12 months for detached homes or non-common property in strata homes, 15 months for common property in strata homes and 24 months for distribution systems such as plumbing and electrical. Therefor it is best to have an end of warranty inspection performed at 11 months into the warranty to make sure that all aspects of the warranty are covered.
