Top Issues Often Overlooked by Home Inspectors

A home inspection is an important component of buying a home and provides a useful overview of the home’s condition for potential buyers. Therefor when you are getting a home inspection done you want to make sure that it is as comprehensive as possible but, in many cases, mistakes do get made and things do get overlooked. In today’s blog we will be looking at some of the top issues that are often overlooked by home inspectors.
Roof Leaks and Other Roof Problems
The roof of a home is an area that is often difficult for inspectors to properly access but can be a source of major financial woes down the road. You will want to make sure your home inspector asks the right questions about the age and condition of the roof and if any problems have been identified in the past.
Hidden Areas
These are areas that are more difficult to access like attics and crawlspaces and therefore they might hide problems like leaks, damage or pests that can negatively affect the home. You will want to make sure that your home inspector is checking these areas to ensure that there are no problems.
Flooring
Inspectors will look for obvious damage and visual cues like swelling or sloping that may indicate water damage or incorrect installation. They may not be able to inspect for thin padding under the floor or floor squeakiness so make sure you have people walk all around the house while you are there so you can know about these issues before hand.
Hidden Systems
Hidden Systems pose one of the largest problems for home inspectors. As home inspections are primarily visual, they are not able to see through the walls to find hidden plumbing or electrical problems. You will want to make sure that your home inspector is well versed in methods to detect leaks and electrical issues without needing to tear apart the walls to find them.
Grading Issues
Improper grading can lead to water pooling and causing problems such as mold or leaks in the home. If the home is being inspected during a dry period, it may be difficult for the inspector to detect an issue.
